What is the Modern Method of Auction?

The Modern Method of Auction is a flexible auction process that allows buyers more time to complete, while giving sellers greater certainty than a traditional private treaty sale. The seller does not pay this fee with the exception of a legal pack and their own legal fee’s.

Who pays the auction fee?

The buyer pays a non-refundable reservation fee to Brookvale when the auction ends. The seller does not pay this fee with the exception of a legal pack and their own legal fee’s.

Is the reservation fee refundable?

No. If the buyer withdraws or fails to complete within the agreed timescale, the reservation fee is non-refundable.

What happens if the buyer pulls out?

If the buyer fails to proceed, they lose their reservation fee. This significantly reduces the risk of fall-throughs for sellers.

What types of property are suitable?

The Modern Method of Auction is ideal for: Properties needing refurbishment Investment properties Leasehold or complex titles Sellers wanting a fixed end date without immediate exchange

Why sell by auction with Brookvale?

How do you work with Estate agents?

They will act in the usual why of a private treaty listing on their preferred platform (Rightmove etc). The opportunity will then be duplicated on the Brookvale site, EiG and in some instances, Loopnet. This way the opportunity gets maximum exposure to include investors, landlords etc.

What if it doesn’t sell within the time scale set?

In the rare cases that we don’t achieve a sale within the set time, it will automatically be extended by a further set amount of days (Usually 4 days) and we will look at any offers that have been made to discuss to see if they are open to increasing. If, after a minimum of 3 time extensions, we still don’t achieve a satisfactory bid, you are free to discontinue without penalty.

Is there a good day for the auction to end?

We have found that the best days are usually Thursday or Friday midday. This usually allows time for the solicitors and ourselves to collect reservation fees and issue reservation forms before the weekend.
